Apply For A CJ&L Rental Property In 6 Steps

So, you’re looking for a rental? You came to the right place! The Property Management division at CJ&L Real Estate manages over 300 property rentals located mostly within the Athens Clarke County area. Our Property Management team has a combined 20+ years of experience in the industry and are ready to answer any questions or concerns you may have about the rental process. Below you will find a series of steps on how to begin the process from searching for a rental, touring the property, submitting an application, and working through the approval process. We’ve even crafted a handy Rental Application FAQ sheet that answers many common questions about applying for a rental with CJ&L Real Estate. In addition to this post, we recommend reading through it before starting your application process.

1. Search For A Rental

If you haven’t yet, visit our Rental Properties page to view our active rental listings.  When viewing this page, at first glance, it looks like there is only 1 property for rent. This is not the case! You simply need to place your cursor over the property and then begin to scroll. If your cursor is outside the box, then it won’t allow you to scroll. Let the rental search begin!

2. Filter Your Search

Find a rental that best suits your needs by using our Filter tool. You can filter our many properties by price range, bedrooms, bathrooms, cities, zip code, pets allowed, and desired move-in date.  This is a great tool to save you time and help you find a property that best suits your needs. Don’t forget to hit the “Filter” button at the bottom of this form to see the filtered properties!

3. Call To Schedule A Property Tour

So you found a property that you like! That’s great news! The next step is to schedule a property tour. We do not rent a property sight unseen so please be prepared to view the property in person. Give us a call at (706) 559-4520, let us know which rental property you’re interested in and we’ll book you on the next available tour. (There are no property tours on weekends – sorry!)

4. Submit Your Rental Application

If, after viewing the property, you are ready to apply for the rental, the next step is to go to our website and fill out our Rental Application. There is a $55 NON-REFUNDABLE application fee required for each application submitted, which covers the cost to screen credit history, criminal background, rental history, and total household income. Each occupant over the age of 18 is required to complete a rental application.

5. Let Us Review Your Application

We receive a high volume of applications and it takes us some time to review them all. In most cases, you can expect to hear from us regarding approval or denial within 3-5 business days. However, if you haven’t received an email notification from us within 10 days of submitting your application, please email [email protected]. You must not assume approval until you receive actual notice of approval.

Please be aware that APPLICATIONS ARE NOT ACCEPTED ON A FIRST COME, FIRST SERVED BASIS. The landlord/owner and agent reserve the right to accept the application that best suits the needs of the owner.

6. Your Approval

You will hear from us within the above specified timeline if your application has been approved or not. If you have not heard back from us within 10 days of submitting your application, please reach out to us at [email protected].

If your application has been approved, our Property Manager will followup with you regarding next steps in the process.

In cases where your application has been approved but the property is no longer available, have 1-2 backup properties in mind that you’re ready to apply for. We can transfer your application and previously paid $55 NON-REFUNDABLE fee to one of those alternatives.
